Gas Boiler Installation Regulations Update – What Changed in June 2022?

If you’re planning a new boiler installation in London, Surrey, or anywhere in England (April to August), it’s important to understand the latest Gas Safe and Part L regulations — especially changes introduced in June 2022.

 June 2022 Gas Safe & Part L Changes – What You Need to Know

These are the main legal requirements for new or replacement boiler installations in England, effective from 15 June 2022:

1.  Room-by-Room Heat Loss Calculation

Installers must calculate heat demand for each room to ensure the boiler is correctly sized and not oversized. This ensures your home runs efficiently and reduces fuel waste.

2.  Flow Temperature Limited to 55°C

New full heating systems must be designed to operate at a maximum flow temperature of 55°C, to meet low-carbon and energy efficiency targets.

3.  Magnetic Filter & Water Treatment – Now Mandatory

Your system must be:

Flushed and cleaned

• Treated with a chemical inhibitor

• Fitted with an inline magnetic filter

This helps protect your boiler from sludge, rust, and internal damage — and is now a legal requirement under BS 7593:2019.

4.  Thermostatic Controls & Heating Zones

• All radiators must have Thermostatic Radiator Valves (TRVs) (unless already controlled by a room thermostat).

• Homes over 150 m² must have two or more heating zones (for example, upstairs and downstairs).

5.  A-Rated Boiler Efficiency

All boilers must be ErP A-rated (92% or higher), with the right controls to support efficient operation.

6.  Documentation and Building Regulations Notification

All installations must be:

• Fully commissioned with a Benchmark checklist

• Registered with Gas Safe

• Supplied with a Building Regulations compliance certificate

    A magnetic filter is mandatory where water quality requires it, particularly in hard water areas. In England, this commonly applies in regions such as London and Surrey, which is why this blog is written primarily for those areas we cover.

    In parts of Scotland and Wales, or in locations with softer water, a magnetic filter may not always be required. There are also specific properties where exemptions can apply. A qualified local Gas Safe engineer will always assess the system and confirm what is necessary based on regulations and manufacturer requirements.
